
What’s the total acreage of The Traces? 48.5 acres
Is the Equestrian Center (EC) currently open to the public? Yes, and it will be until we have enough lot/homeowners to fill all the stalls. We currently have 20 stalls, 16 private paddocks and 2 large 10 acre pastures, in which we can rotate horses. Lot/Homeowners always have priority to board their horses at the EC. The public boarders are on a “last in, first to go” policy, which they have signed in their boarding contract.
Do the homeowners have any special privileges? Yes, they have priority to full-service boarding at the EC, and utilize all the amenities, i.e. heated/cooled tack room, washer & dryer, groomed riding ring, jumps, common areas in which we have set-up cross country jumps, and of course direct access to FETA trail system.. They also get to live in a beautiful equestrian community, in which the homeowner’s assoc. maintains the grounds, right-of-ways, and upkeep of the property.
What other services does the EC offer, other than just boarding, and does it have a separate pricing list? The Traces allows boarders to bring in their own trainers for lessons and instruction. Many of these trainers are on the property throughout the week. We also have a trainer that specializes in working horses when a boarder is out-of-town and cannot work their own horse, whether it’s show jumping, dressage or just to take your horse on the trails. We have several farriers, which come to the EC during the week or you can bring your own. We offer bathing, trimming, grooming, and equine healthcare so you don’t need to be here all the time. These fees are in our pricing lists.
How many homes will eventually be built in The Traces? There are only 17 homesites, each about an acre, and each requiring their own well & septic. The maximum number of homes will be 17. We believe there will be fewer. Many people have purchased 2 lots. I predict in the next 5 years The Traces will be built out with about 12 homes.
What are the annual homeowner’s dues, and what does that include? Lot owners pay $155/month; homeowners pay $195/month. As a lot owner, this includes the mowing of grass, edging, limb removal, leaf removal. The costs also cover, all common area maintenance, hedging & pruning of shrubs in the community, flowers at the entrances, right-of-way mowing, weed-eating, fence repairs & painting, barn upkeep, riding ring grooming & grading.
How many homes are built now, and why haven’t more homes been built? There are 3 homes currently built in The Traces. The lots that have been sold were mainly purchased by out-of-state buyers. Some were purchased for investment. The others have 5 to 7 years before retirement and we understand they will build on or soon after that timeframe.
